crazy ph issues

I have some odd pH issues in both tanks

the first 20 gallon - the ph is very low - nitrate levels tend to high side (kinda overstocked - it's my son's tank) so I vac and water change 25% weekly. FYI the ph of our tap water is 7.4 but when I add water to this tank I just treat it with Prime. I just recently on last water change added Proper PH 7.0 to water but ph is still on low side like 6.4. The tank has live plants in it and all fish seem to be happy and fine - no ragged fins or ick. It's just recently (in past month or so) that the ph has dropped below 6.8-7.0 (ammonia and nitrites are 0, total hardness - 75 soft, alkalinity 40)

Now the other 20 gallon has high ph like 7.2-7.4 - this is a newly cycled tank (did it fishless except for ity-bity pond snail who hitched a ride in on a plant as an egg but he's moved on). Again all fish are very happy and seemingly healthy but whenever I do water changes on this tank I add a decrease to our tap water because it's so high and still ph remains high in this tank. (ammonia and nitrite 0, nitrate 10-20, hardness -75, alkalinity 40-80)

Do I need to do anything or am I just obsessing?!

I wouldnt worry at all about ph,,,most fish acclimate to all different levels...seeing how your other readings are ok and your fishies are happy, id not do anything to change it...goodluck!
